FSBO HELP in North Carolina

Dec. 2, 2006 – Chris Roark (http://www.ChrisRoark.com), a local realtor in the Bunn North Carolina, just announced a new service offering for “For Sale By Owners” or FSBO like the industry likes to call them. Mr. Roark is a broker with Pineridge Realty & Development, Inc (http://www.PineRidgeRealtyNC.com) which services the greater Raleigh market while focusing on Lake Royale (http://www.LakeRoyaleHomes.info) and surrounding communities. The new service offering is a new limited service listing for property owners who are attempting to sell their property without an agent.

“We have seen may homeowners attempt to sell their property themselves. Some are successful and many others are not. We would prefer that they use a licensed real estate agent; we understand many are not willing or able to do so. We are making this service available to assist these property owners,” were Chris Roark’s comments Wednesday, November 29, 2006.

According to Chris Roark, the offering is a limited service listing that allows the property owner to list their property within the Triangle Multiple Listing Service system for a flat fee. The program is set up in levels for the property owner to choose from a menu of options. For complete details and pricing see Chris Roark’s website at http://www.chrisroark.com/fsbo-flat-fee.asp. Basically the property owner completes a MLS submission form, signs listing contract, and provides payment based on one of three options. “We should have the listing posted to MLS within 48 hours of completion of this process,” Chris Roark explains.

Chris Roark explained that listing the property in the Triangle MLS provides the property owner with great exposure. Currently the Triangle MLS services over 8,000 REALTORS® servicing 19 counties in the greater Triangle area. These counties include Wake, Durham, Franklin, Johnston, Nash, Harnett, Warren, Halifax, Sampson, Granville, Vance, Wilson, Wayne, Person, Alamance, Lee, Chatham, Gaston Lake, and Kerr Lake of North Carolina. Property is entered into a state-of-the-art database compiles over 18,000 active listings on homes for sale at any one time and totals over 49,000 listings annually. Chris Roark added this, “Selling is all about marketing and exposure. Listing any property in a local MLS service is a great first step for any property owner serious about selling.”

Mr. Roark also explained that he is planning on expanding the service throughout North Carolina within the next six months and hope to start adding on affiliate real estate agent in other states to open the service to a wide market. “We can grow this as large as we want to” were his closing comments.
